Omni Offices

As part of a large-scale redevelopment effort in the heart of Miami, the Omni Offices project transformed a former retail structure into a modern, high-performance commercial office complex. This 400,000-square-foot adaptive reuse initiative reconfigured a portion of nearly one million square feet on the south side of the Omni block—marking a pivotal shift in the district’s evolution from retail corridor to business hub.
The interior was fully reimagined to support contemporary office needs, with open floor plates, expanded vertical circulation through the addition of new elevators, and an entirely new exterior curtain wall system that redefined the building’s identity. The project also included the rehabilitation of a pedestrian bridge connecting the site to a raised railway stop at 15th Street and Biscayne Boulevard, enhancing urban connectivity and accessibility.
Acting as Owner Representative, our firm guided this $50M project through complex planning, construction, and coordination phases, helping to unlock long-term value from an underutilized urban asset. Completed in April 2008, the Omni Offices stand as a forward-looking example of urban reinvention and commercial repositioning.
