ELSS Condominium Hallway Renovations

As part of ongoing statewide code compliance efforts, the firm has served as Architect of Record for numerous ELSS (Engineered Life Safety System) renovation projects across South Florida—ranging from high-rise towers in Palm Beach to multi-building complexes in Miami. These projects are commissioned by condominium associations and typically span 20 floors or more, with construction values ranging from $3M to $10M.

The core design challenge lies in integrating new fire sprinkler and fire alarm systems—required by code—into existing building infrastructure. These upgrades often necessitate full replacement of corridor ceilings, which we approach as an opportunity to improve the aesthetic quality of the common areas. Clean, modern ceiling systems are paired with new LED lighting to brighten and elevate the look and feel of residential hallways.

While each project shares a common scope, no two buildings are the same. Each presents unique technical, structural, and logistical conditions. The firm’s deep experience in both design and construction coordination ensures that these critical life safety upgrades are implemented efficiently, cost-effectively, and with design sensitivity, delivering safer and more welcoming environments for residents.
